Step 1 - Start Your Search

Rental properties can get snapped up fast, especially at the moment with vacant homes in short supply, which can make the process of finding your new home feel overwhelming. To make your search easier, register for our mailing list and we will email you the moment we have something suitable. You could also consider registering with Zoopla and Rightmove for alerts from other agents too.Many tenants find it to be safer letting via an Agent because you have a legal right to redress if things go wrong. Be careful though - whilst all letting agents are required to belong to a redress scheme, some don't, so, always check. We are regulated by The Property Ombudsman where you can seek independent redress, should you ever feel that we have let you down.

Step 2 - Arrange a Viewing

If you are interested in viewing a property with us you can either book a viewing online, or submit your availability for an appointment, by enquiring through our website, Rightmove or Zoopla. Before you book your viewing we will ask a couple of questions about your circumstances so that we can make sure that the property is the right fit for you. This information will then form part of your application if you decide to apply, saving a lot of time once you have made your decision. Viewings get booked up fast, so make sure you are enquiring as soon as you see a property that you like!

Step 3 - Application

After your viewing, we will get in touch to ask if you would like to apply to rent the property. If your answer is yes then we will submit your pre-viewing application to the landlord along with any questions that you have. If you meet the requirements for the property and the landlord accepts your application, we will contact you to agree on an expected move in date and ask you to pay a Holding Deposit equivalent to 1 week's rent and send you an official application with the proposed tenancy details. Upon receipt of your holding deposit and application form, the property will be removed from the market and we will get started on your references.Sometimes there are a lot of applications to rent a property, so we can't always guarantee that your application will be accepted. We appreciate that this can be upsetting, and we will still be here to help you continue to look for your new home.

Step 4 - Referencing & Right to Rent Checks

Once you have submitted your application form and holding deposit, you will receive an email from our referencing company 'Goodlord'. They will ask you for some details to complete your employment, credit and current landlord checks. Delays can occur if your employer or previous landlord is slow to respond, so we advise you speak to them in advance and ask they attend to any requests as soon as they can for you. Once your referencing is complete, we will need all tenants and permitted occupiers over 18 to pop in to the office to complete your right to rent checks. Assuming your application is successful and a tenancy is granted, the Holding Deposit is credited in full towards your first month's rent.We know that things do not always go to plan, so you are able to withdraw your application at any point if you need to. However if you do withdraw your application, provide false or misleading information, or don't take up the Tenancy within the agreed period, we may not be able to return your holding deposit.

Step 5 - Tenancy Agreement & Rent Payment

After your referencing and right to rent checks are successful, it is time to sign your tenancy agreement and other important documents. We will first request your tenancy deposit which is equivalent to 5 week's rent, and once this has been paid we will issue your tenancy agreement and pet agreement (if required) to sign via esign. If you have a guarantor, they will need to visit the office to sign their guarantor deed in person and bring their ID to verify their identity. Once everything has been signed, we will contact you to arrange an appointment to collect your keys and confirm the remaining balance of your rent that is due before you collect your keys.

How long can I rent for?

All agreements are now periodic from the outset.If you would like to end your Tenancy, you must give your Landlord 2 months notice which ends at the end of your Tenancy period.If the Landlord would like to end your Tenancy, they must serve you notice. This notice can vary in length from 4 months notice if your Landlord wants to sell or you are in rent arrears to immediate if antisocial behaviour can be evidenced.

Are pets allowed?

The law now provides that when you request a pet, this must be considered on a case by case basis and permission must not be unreasonably withheld.If you would like to keep a pet, you must ask your Landlord in writing detailing the kind of pet and breed. Your Landlord can ask for more information if they need it. If you do not respond to any request for additional information, your Landlord does not have to consider your request.Your Landlord has 28 days to consider your request and must give you their decision in writing.Your Landlord can decline your request under certain circumstances. If they decline, they should specify why.If you want permission for another pet at another time, you will have to ask for permission again.

What if repairs are required?

Most of our rental properties are managed by ourselves throughout the whole tenancy. In these cases, report the issue using your PC or mobile device via the Street App where you will get 24/7 online assistance and priority response. A few of our properties are managed by the Landlord for the duration of the tenancy. In these cases, we will have already given you specific instructions on how to contact the Landlord should you need to discuss a maintenance issue with them.
